We do lift maintenance and lift repairs really well!
We still do traditional maintenance on site and take the time to inspect, lubricate, make adjustments and perform minor repairs at each service. All our maintenance agreements include the mandated Worksafe annual safety check.
We do not rely upon “remote monitoring” to replace on site maintenance visits. Remote monitoring is the current trend being pushed by companies to reduce labour costs. Remote monitoring basically only informs the lift maintenance company if the lift is out of order and supplies a basic error code for an area of the lift. To check why lifts have gone out of service still requires a lift technician to attend site to explore the error code fault and make the repair or adjustment. To rely on remote monitoring instead of old school routine maintenance on site will result in the lift becoming increasingly unreliable and reduced lift life expectancy, both expensive and frustrating to lift users.
It is common for every second maintenance visit to be done remotely and the on site visits to be a 10 minute tick and flick. Lift consultants have become aware of this issue so can discuss this with customers.
In the medium to long term management of lifts, there is no substitute for technicians regularly attending site for 45-60 minute visits every year. When selecting a maintenance provider it is essential to confirm just how many service visits will be performed each year and if each visit is around 45 minutes plus. Customers can also ask for the detailed site reports from each maintenance visit and annual safety check. The site records will indicate the time spent on site and the quality of the maintenance.
To reduce costs and inconvenience to customers, Melbourne Elevators, invests significantly in ongoing staff technical training across of wide range of lifts. This enables our technicians to diagnose most faults or issues at the time of a call out or service so the issue can be rectified at the time with just the one visit and the lift returned to service. The modern trend is for companies to have maintenance technicians with to perform 10-15 minute maintenance and then report issues for repair mechanics to attend to sometime in the future. This might be good for a companies bottom line and ease of staffing but it is not good for customers as their lift can remain out of service for much longer than it should!
